Considered a cutting-edge complex for the workforce of its time, the Terraces lacked the holistic atmosphere vital to enabling productivity within an office environment. JLL selected HGOR to create a master plan that repositions the mid-1980s complex within North Perimeter's competitive office market.
HGOR's design approach was to create easily accessible spaces that support unique programming while contributing to the overall vision. Beginning with tenants' arrival experience, redesigning the vehicular and pedestrian entrance improves connectivity to the adjacent Marta Station and better suits space for a ride-share drop-off sequence.
Reimagined circulation begins with an ADA-accessible 1/5 mile loop around the existing lake to encourage recreation and wellness. Multiple gathering spaces throughout the campus incorporate shade structures, an overlook deck, a putt-putt area, and flex lawn. Thoughtful design in the overlook deck mirrors the unique characteristics of the existing bridge, and careful placement intentionally conceals the lake's outflow control structure, adding aesthetic value to the site. Inspired by the site's native plants, iconic art elements are placed throughout the campus, defining a sense of place and creating connections between the built and natural landscape.
Due to the site's central lake, a sensitive and local approach to stormwater management was imperative. HGOR implemented a range of low impact green infrastructure throughout the site, including infiltration trenches and native landscaping in lieu of existing impervious pavement, allowing for a more naturalistic and self-maintaining system. Vegetation selection focused on native, adapted, and pollinator species to promote wildlife habitat around the lake and stream. Additional stormwater management was imbued through pervious material in paved areas and the flex lawn that dual functions as a sub-surface stormwater infiltration feature.
